Access: All parcels have good legal and physical access. The entrance to the Ozark Acres subdivision is along a federal highway, U.S. 412 (also U.S. 62 and U.S. 63). The main road of the subdivision, Newman Trail, is county-maintained. The roads accessing these parcels have been named and physically created, but are not currently county-maintained all the way to the parcels, because no one lives there yet. However, the nearest houses are less than 1000 feet from any of these five parcels.

Description: Buildable lots in a growing subdivision in the scenic Ozark Mountains. Suitable for immediate construction or a low-tax long-term investment. About 2 hours from Memphis, Tennessee or 3 hours from Little Rock, Arkansas.

Utilities: Power is available in the subdivision but has not been installed at these lots yet. Water and sewer are not available, so one would drill a well and install a septic system.

Property Taxes: 2007 taxes were only $3.94 per year per lot. These lots are located just outside the suburban improvement district, so there are only county taxes. There are no property owner's fees or dues.

Title Transfer: We provide a Warranty Deed. Title insurance may be purchased at Buyer's expense.

Financing: No seller financing is available for single lot purchases. For purchase of all five lots, we would consider a short-term contract for deed (12 months or less).
