Latitude/Longitude: The entrance gate to the property at the end of Bedford Branch Road is approx. 38°21'54" North, 83°20'56" West. The property has not been formally surveyed but the acreage is per a written estimate from a surveyor, accurate to within about 20 acres. The boundaries are shown on the topographic map below. Description: Scenic mountain timberland adjoining the Daniel Boone National Forest. Perfect location for a very private estate, with excellent hunting, ATVing, and hiking, along with a growing timber resource. Timber was cut recently, with about 175 acres clear-cut and the rest selectively cut. It will be several years before it is worthwhile to harvest commercially, but there is ample wood available for property owner's uses in heating, construction, and recreation.

Utilities: Power lines and public water are right next door on the neighbor's land, about 100 feet from the property line, and there is a recorded easement allowing utilities to be run to the property. However, no utilities have been installed on the propety yet. This is raw, undeveloped forestland.

Access: The property has guaranteed legal access, and physical access from the paved, public county road (Laurel Creek Road, an extension of State Route KY-1068) along a gravel private road about 0.8 miles long (Bedford Branch Road). The last 1409 feet of Bedford Branch Road have been recently surveyed and fixed as a 20-foot right of way. The actual road is 12 feet wide.

Property Taxes: $1,273.82 per year (2008).

Highlights: The property is located in a very scenic part of Kentucky, and borders the Daniel Boone National Forest. The western boundary line of this property is actual three things: the Lewis/Rowan county line, the national forest boundary, and the Sheltowee Trace National Recreational Trail (a 269-mile long, multi-use backcountry jewel stretching all the way to Tennessee).

Highest and Best Use: It would make a nice private estate for someone who likes privacy and the woods, as well as an attractively-priced long-term investment property. As of this writing there were no subdivision restrictions whatsoever in Lewis County, so this would make an attractive parcel from which to carve out a large number of hunting lots. Due to the mountainous terrain and remote location, it is probably not suitable for very intensive residential development. However, many suitable building sites do exist as there is a very large land area to choose from.

Financing: Seller financing is available, with flexible terms.

Zoning: As of this writing there was no zoning code in Lewis County. However, it is prudent to check with the county as to the suitability of the land for your intended use.

National portals like eBay, EagleStar, and LandAndFarm.com are also worth checking out.
