Access: Parcels throughout the ranch, including this one, have a 30 ft perimeter easement for legal access (ingress, egress, and utilities). However, a publicly-maintained physical road to the property line does not yet exist (the Google Maps link above shows the nearest road, but Google Earth shows that the property coordinates are about 0.6 miles from the nearest road). 4-wheel drive is recommended for reaching the property. There are old access roads (see photo below) throughout the ranch.
Latitude/Longitude: The center of the property is approx. 37°28'30" North, 104°23'20" West. These coordinates were estimated using the legal description and the mapping system at NationalMap.gov. A topographic map of Section 31 is shown below (with the property marked as a green triangle):
Description: Square ranch parcel in a scenic, remote area of Colorado. Lots of peace and quiet, with picturesque sunsets and mountain views. The Apishapa River is less than a mile away. Denver, CO and Santa Fe, NM are each between 3 and 4 hours from the property.
Utilities: No utilities are present. Solar electric and a well would be required to build.
Grazing Rights: Trinchera Cattle Company has grazing rights on the property. However, this right can be terminated by the new owner simply by fencing in the property.
Mineral Rights: We have not researched the ownership of mineral rights to the land. We will deed to you whatever mineral rights, if any, that we own.

Title Transfer: We provide a Warranty Deed. We purchased the property with title insurance, and a new policy is available at Buyer's expense.
