Latitude/Longitude: The property entrance along Route 2 is located at approximately 44°34'06" North, 70°22'25" West. See the tax map below. There is no survey for this lot specifically, but there was a survey for the 166 acre tract of which this used to be a part (see here) and a sketch showing the lot split (see here, the part labeled GMM Lands is this parcel). The forestry plan map also shows the boundaries.

 

Description: Large forested lot with mountain views and Newton Brook running through it, conveniently located in Dixfield, less than an hour from Sunday River, Maine's premier ski resort. Timber was selectively cut in 2006 by prior owner. Great place for a peaceful Maine getaway with privacy and a convenient location.

Utilities: Power lines pass along the edge of the property on U.S. Route 2. There is no public water or sewer service. One would drill a well and install a septic system to build a residence.

Access: The property has legal and physical access along U.S. Route 2. The access is deeded land with actual road frontage, not a shared right-of-way. Route 2 is a major east-west paved federal highway, giving the property some commercial potential.

 

Property Taxes: Approximately $614 per year. The majority of the property (115 acres) is enrolled in Maine's Tree Growth program, which rewards responsible long-term forest management with low taxes. There is a forestry plan on file with the Town of Dixfield that the new owner can take over. Removing acreage from the tree growth program triggers a tax penalty of 20% of assessed value. See the map here, which shows that the remaining 26 acres - the area nearest the road - are not included and therefore can be developed without penalty.

Highlights: The property is located in a scenic area of Maine, in the Town of Dixfield. The property has about 50 feet of frontage along U.S. Route 2 and about 2,300 feet of frontage on Newton Brook. The property is about 6 miles from the center of Dixfield, a friendly small town of parks, schools, and mountain scenery (see the town's website). The section of Route 2 where the property is has a very rural feel, but Wal-Mart and other conveniences are available 15 minutes in one direction or 20 minutes in the other. Boston, Massachusetts is about 3 hours away.

Highest and Best Use: It would make a nice private estate for someone who likes privacy and the Maine outdoors. It might also make a nice vacation property, for ATV'ing in the summer or snowmobiling in the winter on the internal trail network that criss-crosses the mountainside. It also makes a suitable long-term investment due to timber growth and the development potential of the area.

Financing: Seller financing is available, with flexible terms.

Zoning: There is no zoning in the Town of Dixfield. The property is buildable provided that building codes are followed and a driveway permit is obtained from the state. The property is subject to Maine Subdivision Law, which allows one lot split every 5 years. This property was divided once in December 2005, so it cannot be divided again until December 2010. Please check with Dixfield town offices (207-562-8151) for authoritative and up-to-date information to make sure the land is suitable for your purposes.

Wetlands: No significant wetlands, per National Land Cover Survey data (see NationalMap.gov for excellent mapping tools).

Comparison Shopping: Browse the MLS at Realtor.com, or other land offerings at LandsOfMaine.com. National portals like eBay are also worth checking out. You'll find it difficult to find property less than $1,000 per acre of this quality. Almost all properties in this price range are either (a) in remote areas, far from town services, (b) wetlands, or (c) not on a paved road. This one has none of those problems and is really a gem, don't just take our word for it!
